We are looking for an experienced Property Manager, to join our team as Surveyor who will be working within the Central London Private Sector team. The role covers all aspects of property management and landlord and tenant matters providing a high-quality management service across a number of our Key clients portfolios.

Responsibilities

Previous experience working as a Surveyor, Property Manager or Property Administrator on mixed use commercial properties.

  • Account Management and engagement with key stakeholders on all aspects of Property Management.
  • Client reporting – production of periodic reports, completing actions and attendance to stakeholder meetings.
  • Management of all lease events across instructions, ensuring data is accurate and actioned.
  • Deal with occupier queries on management matters, management of approvals requested by occupiers requiring Landlord consent.
  • Tenant liaison, including attending tenant meetings.
  • Liaising with the FM team on day-to-day maintenance, repair, and operational issues on each of the properties
  • Rent and Service charge approvals.
  • Regular reviews of service charge expenditure and cash flow, reporting internally and externally.
  • Setting of Service charge budgets and working on year-end reconciliations.
  • Working with relevant teams to ensure all agreed KPI’s are met.
  • Work with sustainability team to ensure ESG best practice is adopted across the instructions
  • Work on a number of assets undergoing refurbishments on Design for Management including participation and involvement in consultant meetings and workshops.
  • Carry out regular property inspections
  • Setting up new properties/instructions
  • Identifying asset management and cross selling opportunities where possible for wider Avison Young teams.

 

Report into a team Associate Director/s.

Qualifications

Previous experience of working in a property management capacity, a strong desire to learn more about and gain experience in the property management sector.

 

  • Ideally RICS Qualified but not necessary for the right candidate /experience
  • Excellent communication and client interfacing skills
  • Able to build and maintain client and customer relations and fully integrate into the team
  • Service Charge and budgeting experience.
  • Experience within a professional services environment and working with blue-chip companies
  • Ability to work under pressure
  • High attention to detail
  • Experience of property management software including, such as Tramps, Voyager, Horizon (desirable but not essential).
  • Experienced in using Excel and other IT platforms such as power point, Adobe etc.
